Marlet is offering Ireland’s largest PRS portfolio, comprising six prime multi-family residential sites, totalling over 2,000 Dublin homes.
Practical completion for all six developments is planned from July 2021 – starting with St Clare’s delivering over 200 homes in Harold’s Cross – until March 2024 with Claremont, Marlet’s seafront development in Howth. The other schemes are located in Dundrum (Green Acre Grange and Walled Garden), the Silicon Docks (One Lime Street) and Dublin 8 (Grand Canal Harbour).
With a BER rating of A3, all six developments will provide much-needed sustainable homes in premium locations and will give a much-needed increase to Dublin’s housing stock, while delivering enduring value to future occupants and local communities.
The Castle Portfolio will comprise high-end 1-, 2- and 3-bedroom apartments and duplexes, with quality amenities including concierge, residents lounge, gyms as well as many landscaped communal areas.
All developments offer excellent transport connectivity with Walled Garden, Green Acre Grange and Grand Canal Harbour located less than 800m from Luas stops, and One Lime Street and Claremont only a short walk from the nearest Dart stations, therefore reducing the need for car dependency.
As with all Marlet developments, our plans for the Castle Portfolio make the most of the existing sites, embracing local surroundings and providing ample and thoughtful landscaping areas.
In Grand Canal Harbour, the development in Dublin 8, over 50% of the site will be dedicated to public spaces including a public plaza offering a flexible outdoor space for open-air markets and events.
Pat Crean, Marlet’s CEO said: “We are excited to be delivering these 2,000 homes as part of our 8,500 residential pipeline. Sustainability has always been at the forefront of our design and construction strategy. For the Castle Portfolio developments, in addition to being exemplary in terms of sustainable construction materials used, we have invested a significant amount of time and effort into planning the long-term operation of our six schemes, with the aim of minimising environmental impacts. This is part of our commitment to be one of Ireland’s leading property developers to achieve a Carbon Neutral target by 2030.”
