The Shipping Office Wins Building of the Year 2026 (Office Category)
RELATED PROJECTS
DUBLIN, 8 May 2026 — Marlet Property Group is delighted to announce that The Shipping Office, located at Sir John Rogerson’s Quay in Dublin’s Docklands, has been named Building of the Year 2026 in the Office Category at the prestigious Building & Architect of the Year Awards, held on 23 April 2026 at the Crowne Plaza Hotel, Santry.
The award recognises the exceptional design and delivery of a development that has become a landmark in Dublin’s rapidly evolving Docklands. Designed by Henry J Lyons Architects, The Shipping Office sensitively integrates the Protected Structure of the former British and Irish Steam Packet Company building — dating from 1909 — into a contemporary, mixed-use scheme. The original Victorian building forms a striking focal point, connected to the new development through an innovative glazed atrium that celebrates both the heritage of the site and the ambition of its future.
“The Shipping Office represents everything we believe great development should be — respectful of history, ambitious in vision, and built to the highest standards of sustainability and design. We are immensely proud of this award and of what the entire team achieved on this project.”

Sustainability at its Core
Sustainability was central to the project’s ethos from the outset. The Shipping Office targets BER A3 and LEED Platinum certification, setting a benchmark for sustainable commercial development in Ireland. The scheme also incorporates advanced flood management measures, reflecting a forward-looking approach to urban resilience in the Docklands context.
A Mixed-Use Development of Scale and Ambition
The overall development — which also encompasses the adjacent One Lime Street project — comprises 16,500 m² of Grade A office space, 530 m² of retail space, a double basement, and a seven-storey residential building providing 216 apartments, alongside generous amenity spaces. The scheme sets a new standard for urban mixed-use development in the capital.
Recognising the Project Team
Marlet Property Group wishes to extend its sincere congratulations to all those whose expertise and dedication brought this vision to life, including:
• Henry J Lyons Architects — Architects
• O’Connor Sutton Cronin — Civil, Structural, Environmental, Mechanical and Electrical Consulting Engineers
• BAM UK & Ireland — Main Contractor
• Turner & Townsend — Project Management and Cost Consultancy
The award was presented at the gala ceremony on 23 April 2026, which celebrated excellence across Ireland’s built environment. The Shipping Office competed in a strong category that included some of the most significant office developments in the country.
