Marlet Property Group’s Grand Canal Harbour Becomes Largest Residential Scheme in Ireland to Receive HPI Certification
Dublin, 27 June 2025 – Marlet Property Group is proud to announce that its landmark development, Grand Canal Harbour, has officially received Home Performance Index (HPI) Certification, making it the largest single residential development in Ireland to achieve this prestigious sustainability rating.
Located beside the iconic Guinness Storehouse in Dublin 8, Grand Canal Harbour is a transformative addition to one of Dublin’s most historic neighbourhoods. The development has delivered 596 new apartments and over 7,000 sqm (76,000 sq ft) of retail and amenity space, providing a contemporary and environmentally responsible living environment in the heart of the city.
With a wide range of design features—including fully pedestrianised internal streets, landscaped rooftop terraces, semi-open winter gardens, a restored Protected Structure, and over 54% of the site dedicated to public space—the scheme demonstrates a benchmark approach to urban living. The HPI certification, awarded by the Irish Green Building Council (IGBC), is the national standard for quality and sustainability in residential developments.
Pat Crean, CEO of Marlet Property Group, commented:
“Grand Canal Harbour is a flagship project for Marlet, and receiving HPI Certification at this scale is a testament to our commitment to delivering world-class, sustainable living in Dublin. We’re not just building homes—we’re creating a walkable, vibrant neighbourhood rooted in community, heritage, and environmental responsibility.”
Rory Harkin, M&E Designer for the project, added:
“From the outset, our goal was to embed sustainability into every layer of Grand Canal Harbour—from energy systems and material choices to daylight design and urban biodiversity. HPI certification recognises this holistic approach and sets a high bar for our current and future developments across Ireland.”
Pat Barry, CEO of the Irish Green Building Council, said:
Third-party certification through the Home Performance Index (HPI) provides independent assurance that key sustainability indicators have been met — including energy efficiency, water conservation, indoor air quality, and sustainable location. Congratulations to Marlet on achieving this important milestone
Located just 15 minutes’ walk from Dublin City Centre and with excellent public transport connections, Grand Canal Harbour offers unrivalled access to the best of the capital. The development includes 773 secure bike parking spaces, a medical centre, creche, cafés, restaurants, play areas, and a flexible public plaza with a central water feature—all designed to foster a strong sense of place.
The certification affirms Grand Canal Harbour as a blueprint for modern, sustainable urban living and reflects Marlet’s long-term vision to lead Ireland’s transition toward greener, more resilient cities.
