DUBLIN, 10 August 2026 — Marlet Property Group, in partnership with M&G Real Estate, has closed a €732m finance package backing its build-to-rent (BTR) portfolio in Dublin — a major milestone in Marlet’s ongoing programme of delivering rental homes across the city.
The package comprises a €182m preferred equity commitment, jointly provided by Affinius Capital and Macquarie Capital Principal Finance, together with a €550m senior mortgage facility from Standard Chartered.
The portfolio covers six newly completed residential communities across Dublin, totalling 1,812 apartments and 12 commercial units — homes that Marlet has built and brought to market as part of its long-term rental platform in the city.
Pat Crean, CEO of Marlet, said:
“This transaction marks another significant step in our long-term commitment to delivering high quality, sustainable rental accommodation for Dublin. We’re proud of what this portfolio represents today, and we’re excited about the pipeline of opportunities ahead as we continue to grow and sustain our build-to-rent platform in partnership with M&G. We are delighted to complete another transaction supported by Standard Chartered alongside M&G.”
The financing brings together a strong group of institutional partners. Alex Greaves, global head of living at M&G, noted that the portfolio stands among the highest quality multi-family assets in Ireland, and that the calibre of partners involved reflects continued institutional confidence in both the portfolio and the wider Irish multi-family sector.
On the debt and equity side, Shaun Connery of Affinius Capital pointed to Dublin’s strong long-term housing fundamentals as a key driver behind the deal, while Alexi Antolovich of Macquarie Capital Principal Finance highlighted the strength of the portfolio’s occupancy across its stabilised assets. Shane Moore of Standard Chartered described the transaction as a landmark deal that showcases the bank’s ability to structure and syndicate large-scale real estate financing.
For Marlet, this deal underscores its position as a leading developer of institutional-grade rental housing in Dublin, and sets the stage for further growth of its build-to-rent platform in the years ahead.
